L&#8217;acqu\u00e9reur paye une somme de d\u00e9part (le bouquet) librement fix\u00e9 par les parties et une rente mensuelle \u00e0 vie d\u00e9finie selon l\u2019\u00e2ge du vendeur, tous deux \u00e9quivalents \u00e0 la valeur du bien sur le march\u00e9. Il dispose directement du bien pour l&#8217;habiter ou le louer.<\/li>\n\n\n\n<li>On parle de <strong>viager occup\u00e9<\/strong> lorsque le vendeur conserve l&#8217;usage du bien jusqu\u2019\u00e0 son d\u00e9part ou \u00e0 son d\u00e9c\u00e8s.
